Sheetz is One Step Closer to Clogging Your Arteries With a Second Montco Location

Let’s get an update on the Sheetz vs. Wawa Warz from Tony Di Domizio at North Penn Now, which is powered by the Fideri News Network:
Hatfield Township commissioners have approved the transfer of a restaurant liquor license for a proposed Sheetz convenience store, restaurant, drive-thru and fuel center at the current Zoto’s Diner location at 1100 Route 309.

The resolution approves an intermunicipal transfer of a restaurant liquor license from 3 Rivers Beer LLC at 241-65 N. Main Street in Ambler to the proposed Hatfield location.
Township Solicitor Christen Pionzio said the resolution represents an early procedural step and does not provide final authorization for the license or development.
“They obviously have to go to the Liquor Control Board yet, and they haven’t even been through land development,” she said. “This is just the very beginning stages.”
I checked the map. Zoto’s is on the Montco side of Route 309. If you throw a rock across the street, it will land in Bucks County.
If this location does get through land development and whatnot, it will be the second Sheetz in Montco, after Limerick brought a Sheetz to town a few months ago. Russ Joy was so excited about it. We did a video where he showed everybody the food options from the touch screen and it was basically 30 different ways to clog your arteries with fried food. Gross!
Sheetz is also opening a Chester County front in the convenience store warz. There’s a location opening this fall on route 30, about halfway between Downingtown and Coatesville on the site of a former Rite Aid (RIP). There’s a Wawa and McDonald’s in that spot, so this is similar to the Limerick situation in which Sheetz is going in right next door to its main competitor.
It would seem the strategy is that Sheetz will ENCIRCLE the Philadelphia region and create a perimeter around Wawa’s territory. This is a war of attrition. They are starting on the suburban/exurban line and will slowly convert customers while making further forays into the collar counties. They will bleed out all of the newspapers until they are the last ones standing…

Anyway – Sheetz will put a Ted Nugent stranglehold on Wawa and try to turn patrons who are fed up with bad bread and low quality lunchmeat. And Wawa will respond with…. who knows? Do they even care? They’re expanding all over the Eastern United States. I don’t think they care.
