Crossing Real Estate: Another Price Drop for the $1.25 Million Fishtown House
Crossing Broad real estate update. Do you want the good news or the bad news first?
The bad news is that nobody has bought the $1.25 million new construction Fishtown house that was built across the street from a highway on-ramp. The good news is that the price dropped another $100,000. Hooray!
If you were on the fence about this modern-day work of art, it can now be yours for the low price of $895,000:
The house was first listed in January 5th of this year, but Zillow says it’s been up for 78 days, so they must have taken it down over the summer and re-listed at the new asking price. If you go back to the beginning, the price has dropped sixed times, from an estimated $8,100 per month to $5,206. What a deal! The writeup is the same, but they added new exterior photos (none showing the 95 ramp it faces), and some additional shots of the basement and back yard:
So the finished basement has a window and a walkout leading to a patch of gravel underneath the deck where the hose hookup and condenser unit are placed. You could store some things down there, the weedwacker for example, and keep those items hidden below ground. You’ll get a little bit of natural light coming through the basement in the afternoon (it’s facing west), but otherwise the window is looking right into a slab of concrete. Is the alley useful? Some people store their trashcans and other stuff there, but it looks really narrow. Anyway, when this behemoth was first listed, I asked a couple of realtors what they thought it would go for. Both said it’s an 800k to 900k house. So we’re in the price range now. We’re getting closer. My theory is that they built this thing with a pandemic mindset, hoping some yuppies from Manhattan would come down here and think they were getting a great post-COVID deal. $1.25 million up there would get you a 900-square foot condo on the east side. This thing is a mansion by comparison. A crappy, Millennial gray-colored mansion, but a mansion nonetheless.
