We did a December story about a Fishtown new construction listed at $1.25 million, offering a scenic view of the I-95 on-ramp across Girard Avenue.

At the time, we only had four pictures of the house, which came with an estimated $8,106 monthly mortgage payment for three bedrooms and four bathrooms inside 4,000 square feet. One of the selling points is that the house would be “oversized,” like yo momma, but it’s on a corner where cars are coming off Aramingo and merging with Girard a few blocks up from the Dunkin Donuts and Beer City. It’s not exactly the “heart of Fishtown,” as written in the description.

But anyway, we’ve got more photos now, and no, this thing still isn’t worth $1.25 million:

The first floor coat closet is crucial. Gotta have that. And there’s all of this open space with the big windows and open foyers, which gives you more breathing room than the typical house on this street. But the kitchen is just sort of whatever, and the finishes are alright. A lot of white, black, and gray. A Millennial’s dream!

Big windows and natural light, but a lot of empty space. Not sure what you’re supposed to do with that. And the small deck and backyard is really nice, with the walkout basement. You’re just not going to find that in any typical new construction in this part of the city. There’s not much of a view, but most of the houses being built here come with a 12×10 concrete slab, big enough to barely squeeze a table and grill.

That is a nice size for a master, and the bathroom is solid. Closet space comes at a premium in Philly and there’s even a shelf in this one. Hooray!

Finally:

Standard roof deck, probably cheap fiberglass shit, improperly installed, which will leak in less than two years. The finished basement is nice though. That is not common. And you get the overhead shot there, showing you the outdoor space. Someone creative could make that look really nice.

But yeah, it’s not worth $1.25 million. Maybe for some New York yuppies currently living in small apartments where the microwave is also the water heater.

I asked a couple of people in the local real estate community for their honest opinion, and one told me this is a ballpark figure $800,000 to $950,000 house. Another predicted that it will go for $950k, so both were in the same range. And like I mentioned in the first story, we bought on this same street, a block up, in 2015 for $400k. Our house didn’t have a finished basement or much outdoor space at all, but there’s no way this thing is worth twice that much, almost a decade later, even through COVID and the various economic fluctuations of recent years.
