Crossing Real Estate: The $1.25 Million Fishtown House Still Hasn't Sold
Crossing Broad real estate update.
Remember the $1.25 million new construction Fishtown house that was built across the street from a highway on-ramp? It’s still on the market after 223 days and only has seven Zillow saves.
But the good news is that the price just dropped to six figures:
This is the property’s fifth price drop since it was listed for sale on January 5th. Successive cuts of $50k each have now trimmed a quarter of a million dollars off the asking price. Originally, you were only going to have to pay an estimated $8,100 per month, but now it’s $5,966. What a deal. Buy now, because this price won’t last! The funniest thing remains the description, which hasn’t changed since it was originally written:
“Welcome to 1214 E Fletcher Street, a stunning oversized new construction home offering a two-story foyer, family room, multiple outdoor spaces, and a FULL 10-year Tax Abatement. Nestled in the heart of Fishtown, just steps from the La Colombe Flagship and vibrant Frankford Avenue, this home – located on a quiet side street – is a rare gem with approximately 3,600/SF of living space.”
It’s not in “the heart of Fishtown.” It’s on the corner of Fletcher where Aramingo runs alongside 95 and merges with Girard Avenue. You can walk to Applebee’s faster than you can walk to La Colombe. Saying this is in “the heart of Fishtown” is like saying Washington Avenue is in the heart of South Philly. And when we finally got a look at the interior, it wasn’t anything special, just slightly larger versions of typical new construction Philadelphia interiors with a healthy dose of white, black, and Millennial Gray. We thought some New York City yuppie would come down here and say “wow this is great” and pull the trigger on this thing eventually, but no dice. Perhaps if we can find 999,999 people to chip in 1 dollar each, we can buy the property and do something with it. Isn’t Alexei Kolosov looking for a place to live?
