Crossing Real Estate: They Shaved Another $50k off the $1.25 Million Fishtown House

Time for a real estate update.
You may be aware that some developer built a 3,600 square foot monstrosity catercorner from the highway on-ramp in Fishtown and tried to sell it for $1.25 million.
Unsurprisingly, there have been no takers. It was delisted and then reappeared once again, now sporting an $845,000 price tag:

~$5,000 a month gets you a Millennial Gray husk on the corner of Fletcher Street, where Aramingo Avenue turns into Girard. You’re next to the 95 south ramp that was constructed a few years ago, replacing Triangle Dog Park underneath the highway. That’s why it’s funny to read the description claiming this house is “Nestled in the heart of Fishtown, just steps from the La Colombe Flagship and vibrant Frankford Avenue.” The only thing that is “steps” away from this house is Beer City, Dunkin’ Donuts, and Les and Doreen’s Happy Tap. You could get to the IGA across Aramingo quicker than you could get to Frankford Avenue.
It’s not a terrible house, three bedrooms and four bathrooms with a finished basement and walk out into a back yard with a deck. You have some storage underneath the deck and enough room for a grill and some seating, a decent and possibly-verdant arrangement for a creative person. The bathrooms aren’t bad and the showers have some nice tiling and finishes, while you get the ubiquitous roof deck that will start leaking within a year. The house is full of that gray/off white/blackish motif that everybody was using back in 2015, when the non-broke Millennials were fortunate enough to get their first Philly houses in the $400k range. Now they’re trying to sell this shit for more than double the amount, a combination perhaps of high demand and little supply, and/or New York yuppies fleeing Manhattan during the pandemic and thinking Philadelphia is “affordable.”
At this point we should start taking bets. When do you think this house will sell? Will it ever sell? What’s the most you’d be willing to pay for something like this? Imagine how far $845,000 would go with PA online casinos. Perhaps we could put in an offer in an effort to have a Crossing Broad Philadelphia headquarters. We’ll go in low and see what happens.
