Crossing Real Estate: At Long Last, the $1.25 Million Fishtown House is Under Contract

We have a breaking news situation just reported to Crossing Broad headquarters. At long last, the $1.25 million new construction Fishtown house is finally under contract:**

This thing was first listed back in January of 2024, so it finally sold 27 months later for about $700,000. When we asked a couple of realtors back then what they thought the house would actually go for, they guessed somewhere between $800,000 and $900,000, and it went a little bit lower than that, but they weren’t far off.

This house became a goofy and recurring blog topic because it was outrageous at the time that somebody would try to sell something in this area for seven figures. This was technically, probably still part of the post-COVID wave when yuppie New Yorkers were fleeing Manhattan for “more affordable” joints in Philadelphia. It’s a nice house and a big house, but it faces the I-95 ramp at the Girard and Aramingo intersection, and it’s about a 15-minute walk to get down to Frankford and patronize those shops and bars and restaurants. Yet this was written in the description and not a single thing about it is accurate:

Nestled in the heart of Fishtown, just steps from the La Colombe Flagship and vibrant Frankford Avenue, this home – located on a quiet side street

Indulge in a vibrant Fishtown lifestyle, offering an array of culinary delights such as W.M. Mulherin’s & Son, Surraya, Kalaya, LMNO, Middle Child Clubhouse, and Pizzeria Beddia. Enjoy family-friendly activities with parks along the waterfront or the nearby Palmer Park.”

Anyway, they kept cutting the price and cutting the price and cutting the price and eventually after they trimmed a cool $500,000 they found a buyer. And, if we’re being honest, $695,000 for 4,000 square feet is pretty great in this still-ridiculous market. The house has a back yard, a finished basement with a walkout, big ‘ole windows, a roof deck, and all of that. If you go into Zillow and set the filter at 3,500 square feet, minimum, there is not a single other property in the Fishtown/Olde Richmond/Fishington* triangle listed for less than $795,000. I see multiple houses going for more than a million dollars and so it seems like the folk(s) who ended up with this place got a deal.

*I still don’t know what this neighborhood is called. Port Fishington? It’s the weird corner behind the Applebee’s and the Wawa near Stock’s Bakery and Green Rock Tavern. It’s not Fishtown, but it’s not Port Richmond, and it’s not Kensington.

**Technically the deal could completely fall apart. I guess I should have mentioned that in the original edit.
